European Real Estate Prices To Drop In 2006
Areas of Europe popular with holiday home buyers could see property prices fall by ten per cent or more in the year ahead, according to overseas property specialists Tribune Properties.
2005 saw the first signs of a property slow down, and even the reverse of sharp gains in holiday home prices over recent years in Spain and Portugal.
With owners unable to sell their property likely to drop their asking prices in 2006 to secure a sale, buyers will be in their strongest negotiating position since the mid to late 1980's when prices dropped by nearly a third on the Spanish Costas.
Europe's worst drought in living memory had an affect on the markets in Spain and Portugal earlier this year, with many would be buyers wondering if they would be able to use their pool in years to come, with consequential rentals possibly tailing off.
'Some buyers rely on renting their holiday home out as they take out a mortgage to buy', says Roger Munns of Tribune Properties, 'and if they can't rely on this it creates doubt as to whether to buy or not. Some buyers were taking the view that they should wait to see what happens'.
But it isn't just the possibility of more droughts and unreliable rental income that is beginning to see prices drop in some areas, according to Tribune Properties.
The emergence of new European markets in the former Eastern Bloc has seen British, Dutch, Belgian and German buyers head for countries like Bulgaria where apartments and houses can be bought at a fraction of the price of Spain and Portugal.
'Second home buyers are seeing properties offered in Bulgaria at less than half the price they thought they would need to own a home overseas, and the traditional markets of Spain and Portugal are losing out.
Already we have seen villas in Menorca drop in value by around ten per cent, and they could, and probably will, go lower still.
In addition the rate of new builds on the Costa del Sol and Costa Blanca hasn't slowed down to any great degree, and before long there could be a price correction as there is going to be quite an oversupply in the market.'
European Tax Havens
In contrast to lower prices on the Spanish Costas and Menorca, Tribune forecast that prices on the Algarve and Malta are likely to stay steady or increase as their domestic markets are strong.
The two countries they see in Europe with growth potential for 2006 are the tax havens of Andorra and Monaco.
Monaco and lesser known Andorra both offer no income tax for residents, and Andorra has seen double digit property price inflation for the last two years, with the 2005 figures likely to match. After a slow start to the year Monaco has seen strong buying in the last quarter.
With the new government in Germany increasing the top rate of income tax, Tribune forecast demand continuing through to 2006.
'Andorra and Monaco are small countries with little room to build new property', says Tribune's Managing Director Roger Munns, 'Despite the German economy being slow for the last few years it remains a very important market. The raising of the top level of tax will mean more Germans seeking residency in a country with low tax levels. Andorra and Monaco are the two most likely candidates for them to buy in and take residency'.
Tribune's advice to potential overseas property buyers is to find out how long a property has been on the market for, and to make provisional offers of between five and ten per cent off the asking price on a shortlist of three or four properties as one owner is likely to accept. Their longstanding advice is to always employ an independent lawyer to handle any sale and deposits.

Barcelona Gaudi Focus - Casa Battlo
After a visit to Barcelona, you will inevitably take away with you one lasting impression about Antonin Gaudi after seeing some of his works dotted around the city - that he was a genius, and way ahead of his time. From the unfinished masterpiece that is the Sagrada Familia church, the wonderful Park Güell or the "Stone Quarry" of the Casa Mila, Gaudi's work is unmistakeable. His father was an ironmonger and this is apparent in many of his works such as the downtown Palau Güell and the balconies of La Pedrera, but Gaudi also had an obsession to include as many natural forms in his buildings as possible.
Casa Battló stands proudly on Paseo de Gracia, number 43, just a few blocks away from La Pedrera. It is a relatively narrow building compared to some of the other magnificent edifices on Barcelona's most exclusive street, but still manages to stand out amongst its neighbours. The facade is a colourful explosion of blues and greens and comparisons have been made to Monet's water lilies painting, for example with the analogy that it appears as if a stone has been thrown into the water and the resulting ripples of colour are represented on the facade. The balconies here, too, are elaborated in wrought iron, each one cast in a single piece and earning the nickname "The house of Masks". The frontal structure in sand coloured stone bears an immediate resemblance to bones - again Gaudi using natural forms in his work. Even the windows have earned the house another name "The house of yawns" due to their appearance as large open mouths.
As many people know, Gaudi didn't leave any part of his work to custom, and this is perhaps most obvious here, with the magnificent roof. The patron saint of Catalonia is Saint George, and Gaudi pays homage to him, making the tiled roof of Casa Battló seem like the curved scales of the dragon's back, complete with the cross of Saint George's sword embedded in the back and protecting the old residence of the Battló family.
Visitors can follow an audio tour of the house which includes a tour of the first floors, the attic, the rooftop and chimneys which are accessible through the original elevator designed by Gaudi, or the huge, open stairwell which is tiled all the way to the huge skylight above.

UK Investors Snap up Properties in Bulgarian Resorts
The Times in London writes that Bulgaria is now one of the top destinations for ski properties due to factors such as the low property prices and inexpensive ski passes.
"During the summer this sparsely populated, largely rural country offers a wealth of activities such as hiking, fishing and mountain biking, as well as the fabulous beaches of the Black Sea coast. The numerous historic towns, unspoilt villages, castles and churches are also waiting to be explored."
Properties in the popular ski resorts can earn up to 12% rental return according to property investment firm Assetz. This return is potentially double that of coastal properties due to their all year-round attraction.
The number of UK holidaymaker visiting Bulgaria increased by a staggering 36% in the past year. This has lead to an influx of travel companies as the country is now establishing itself as a true holiday hotspot.
UK Househunters "Tempted" by Bulgaria, Turkey
Rather than buying a farmhouse in France or an apartment on the Costa Del Sol, the Daily Telegraph reports that British investors are now tempted to buy properties in Bulgaria and Turkey.
A key factor in determining the new location in which to invest is price and investors have been experiencing enormous returns. For example, a large one-bedroom flat in Ravda, 10 minutes from the Black Sea resort of Sunny Beach purchased two and a half years ago for just under 20,000 pounds fully furnished, would now cost 45,000 pounds.
Marc Todd of Dosop, an international property company based in West London, raises the corcern that some of overdevelopment in the big resorts such as Sunny Beach and suggests that there is a large supply of less desireable properties coming on the market.
This has led to the announcement that construction permits for new developments in Black Sea coastal areas will be issued only of the required infrastructure has been built.
Low-Cost Wizz Air Launches New Routes from Sofia, Burgas
On May 1 2006 low cost carrier Wizz Air will launch flights from Sofia and the coastal city of Burgas to London. They have also announced that flights from Burgas to Budapest will commence on June 15 2006.
A promotional offer has begun with ticket prices set at up to EUR 26.99 (airport fees included). The offer is open to bookings made from February 1 -14, 2006.
Wizz Air has also recently announced the launch of services from Split (Croatia) and Ljubljana (Slovenia) and increased frequency of the Zagreb-London (Luton) flights.
Wizz Air, the first no-frills carrier to enter the Bulgarian market, has carried 17,000 passengers since it started flights from the Bulgarian capital at the end of September 2005.

Bulgarian Currency - Bulgarian Money Changing Tips
The Bulgarian currency is the Lev. This is the Bulgarian money used in day to day transactions although be aware that as Bulgaria is now part of the EU it is common to actually pay in Euros for large purchases such as property or land.
If you are going on holiday in Bulgaria then the currency you will want is the Lev. However the common question concerns where you will get the best exchange rate to change your money. You typically have four options in general:
Your home country
Your departure airport
Bulgaria arrival airport
Bulgaria (resort)
Let's rule out three of the options straight away. Never buy your Bulgarian currency at home, or either airport. The airports always offer a terrible rate. They know they have a captive and poorly-informed market and they prey on this. I have seen airports offer rates as poor as 40% lower than the best rate offered which is obviously a massive difference and will make a huge impact in your spending power and effectively what you spend on your holiday.
That leaves us with one main option - To purchase your Bulgarian Lev in Bulgaria itself (other than at the Bulgarian airports).
However, you will soon find that in the tourist areas there are all types of places offering you Bulgarian currency. if, for example, you visit the tourist trap of Sunny Beach in Bulgaria you will literally pass somewhere selling Bulgarian Lev every 100 meters on the main strip. From little exchange Boothe's, to banks, to shops you'll see varying offers and exchange rates.
It is important here to learn how to work out the Bulgarian exchange rate. It is essential that you look at the 'Buy' rate and never the 'Sell' rate. The biggest scam is to publish the wrong rate.
If you are looking to change money into Bulgarian Lev, e.g. you wish to change Sterling into Bulgarian currency then you want the 'Buy' rate. The 'Sell' rate is only if you wished to change back your Bulgarian Lev into your own currency. Seeing as you are on holiday and are looking to spend your money it is unlikely you will ever want the sell rate.
The trick some of the less desirable exchange Boothe's (and there's a massive amount of them!) is to publish their 'sell' rate and not a 'buy rate'. The rate often looks very appealing as it is often higher than most of the other rates you've seen offered, but the problem is that it is only the rate you would get if you were to change (or 'sell') your Bulgarian Lev back into your own currency and not the rate that you will actually get when changing your currency into Bulgarian Lev (which is what you're expecting). The rate you'll actually receive is their 'Buy' rate which is often massively lower than other places and up to 50% less than the going rate.
As it can seem quite complicating let me make it clearer using an example of what I have often seen:
Let's assume that the standard exchange rate is £1 Sterling = 2.50 Lev
You see a booth offering a rate as follows "GBP STERLING = 2.50"
You assume this is a fair rate but carry on to find if you can find a better rate.
You see a second booth offering a rate as follows "GBP STERLING = 2.58"
You automatically assume that this is a better rate as it is higher than the first and therefore change your money up here.
The problem is that the first was the legitimate place selling at a fair rate and the rate they published was their 'BUY' rate. They therefore were 'buying' £1 off of you for 2.50 Lev.
The second place was the place to avoid. The rate they advertised was a 'SELL' rate. They were therefore 'selling' Sterling back to you for Lev - Something you probably didn't want to do at all because you wanted money to spend in Bulgaria, not money for home!
With these places you will be drawn in by a high 'Sell' rate assuming that it the rate you are getting for Bulgarian currency. The reality is that you will hand your money over, get your Bulgarian Lev and walk off and realize too late (or possibly never realize at all) that you have in fact only received a rate much lower that what you expected.
An example to show you how much you would lose out is the following example I've seen very recently:
Legitimate booth offering a 'Buy' rate (the correct and applicable rate to change your money INTO Bulgarian currency) of 2.37. Meaning £100 sterling would convert to 237 Lev.
Illegitimate booth offering a 'Sell' rate (that they hope you assume with be the 'buy' rate) of 2.45, therefore seeming to offer better value. However, their 'Buy' rate that was unpublished was only 1.61 meaning that £100 sterling would convert to just 161 Lev.
Despite thinking you were getting a better rate this actually represents a loss of 76 Lev, a substantial sum. If you're changing up substantial amounts of spending money this can amount to a very significant loss, much less spending power and essentially having to change up more money, more often.
The 'scam' is legal as they are clearly stating this is the 'sell' rate. However, they know that most people don't know or look for whether it is a 'buy' or 'sell' rate or which each term means. They simply assume that each rate published on the boards outside is how much Bulgarian currency you will get in exchange for your home currency.
This is a massive problem in Bulgaria and in my estimation at least 50% off exchange Boothe's use this ploy. I have always found 'Crown' to be a trustworthy brand offering a fair rate and publishing their rates in an honest manner. If you can't find a Crown exchange booth then the advice is very simple:
Seek the 'BUY' rate and never look at the 'Sell' rate unless you are looking to SELL your Bulgarian currency back to change into your own home currency.

Massive Western Style Shopping Mall in Varna Planned
Even with the oncoming world financial crisis, here in Bulgaria they are still moving into western times with the largest shopping mall in Bulgaria under the title 'Park Cherno More' which means 'Black Sea Park'. This is going to be built in Varna the so called capital of the Black Sea Coast. The Park Cherno More site is to be at Vladislav Varnenchik Blvd this was formerly a diesel engine factory.
The investors are from consortiums from Germany and Austria who now have permits to go ahead with the construction. There is still some doubt as to when it will start as the Austria partners are dilly dallying whether the current global financial crisis that has hit them hard give them second thoughts about proceeding
This venture is massive for Bulgaria with 145,000 square metres of shopping area and a parking for 1800 cars. I doubt whether many Ladas will be seen parked there by the time is is built.
60% of its stores have already been leased out to retail companies, probably global based names that have a mission to cover every town and city in Bulgaria. With these contracts already in place there is now 60,000 square metres allocated as 'live' businesses.
Varna's current largest shopping mall is located in the city centre. Called 'Mall Varna' it has an area 70,000 square meters with parking for 760 cars. The proposed site is more than double that!
This just is another example of more sterile shopping malls in Bulgaria. It is an inevitable and not the last I fear as demand is there in not only the tourist regions but from resident Bulgarians in other towns and cities who feel that the simulation with other modern western countries is the only way forward. Well maybe I'm too old to think that way along with all the other older generation of Bulgarians I now live with.
Varna has a population of 500,00 citizens maybe half of them will visit the malls. There are currently three malls, 'The Central Plaza,' 'The Pfohe Mall' and the already spoken for 'Varna Mall.' At the moment there are three more mall under construction. The fact of the matter is that soon there will be six large malls and one smaller one. Each of the bigger malls has to reach a target of 100,000 to make it a viable business, i.e. make a profit. How many people were there in Varna that visit malls again?
